Casey and Charlie were referred to me by a wonderful past client. Shoutout to Travis for being the best! These two reached out and were interested in purchasing a property. We quickly set up a consultation and were on our way to shopping for a home in no time!
Although Casey was not a first-time buyer, Charlie was, which actually made the process lots of fun! After looking at houses for a couple of weeks, they found a property near Sloan's Lake that they wanted to put an offer in on. We did have structural concerns going in, so we opted to have a structural engineer out before they paid for a full inspection. After the structural engineer came out, they decided to terminate that deal, which I believe was absolutely the right decision.
In just a few weeks, we ended up finding another home for them that was a much better fit all around! This property was newer to the market in a hot neighborhood and priced appropriately, so we quickly got an offer together. And good thing we did because another party also submitted an offer at about the same time. However, because we were first in, we were given the opportunity to beat the competing offer, which my clients opted to do. Soon enough, we were under contract and headed to the inspection! Through the inspection process, we found out that this property was in extremely good condition for its age; however, we were still able to negotiate a little over $8,000 in inspection credits! These lucky buyers also ended up receiving an appraisal waiver. The deal overall was smooth, even with a solar lease transfer.
